A Few Things to Avoid During Your Home Purchase

There are lots of things that new home buyers want to do once their offer is accepted and a loan is approved. And although it's tempting to start buying stuff, many potential buyers forget about some important things to stay clear of.

Don't overspend on big-ticket items

Try to avoid the temptation to make major purchases such as appliances, electronics and furniture until your loan has been approved. Most lenders will take into account your unused credit when approving your loan.

Think carefully before taking on a new job

If you want to change careers, it’s best to wait until your loan is funded. If you apply for a mortgage and then decide to change careers, your lender may take a closer look at your decision.

Don't make sudden changes to your finances

You'll need to provide the last few months of bank statements for accounts in your name. If you've made any recent transactions that might be considered questionable, it may make it difficult to get your loan approved.

Never give a deposit directly to the seller to be considered a good faith deposit.

The good faith money is actually yours until closing. The funds may be held by either an attorney or another neutral party, or you can place the funds into a trust account until closing. The contract should document where the deposit goes if the transaction falls through.
